Leasing Only Services
Our Leasing Only fee includes the following Services

  • Market evaluation of the vacant property
  • Placement of For Rent Sign on the Property
  • Placement of For Rent ad in the Sacramento Bee and other specified publications (our reduced costs passed onto you the owner)
  • Placement of the property on our vacancy list, 24 automated voicemail system, and web site with photos
  • Showing the property to prospective applicants
  • Thorough screening of all applicants
  • Selection of a tenant and signing of lease and pertinent documents
  • Digitally photographed move-in inspection with two pages written inspection form
  • Final detailed accounting and documentation provided to you the owner

Getting Started

We can begin marketing your property whether it is occupied or vacant. If a current tenant is residing in the unit, we will need their contact number and information so that we can properly schedule viewing appointments with them. We will also need a "Leasing Only" Agreement completed and signed by you, the owner prior to commencement of our services. Because we will not be taking over the management duties and collection of rents once the tenant has been placed in the property, we will request $100 up front towards the advertising cost to be incurred. These funds will be placed in a trust account until billing has been paid. Any overage that remains in the account will be returned to you with the final accounting of your property.

Marketing of the Property

"Saturation Marketing" is our goal for your vacant property in all potential appropriate tenant markets. We penetrate these markets with local newspaper advertising, property signage, and placement in our 24-hour detailed message voicemail system. The property will also be available with photos to view here on our website. With each of these integrated systems referring to the others, maximum exposure will be obtained for your vacant property. All of this advertising is part of our comprehensive services at no cost with the exception of classified advertising in the Sacramento Bee. We do however, maintain a "rate holder" with the Sacramento Bee, which keeps our cost for advertising approximately 40% less than the general public would have to pay for a similar ad. We pass all of these savings onto you.

SHOWING YOUR PROPERTY AND SCREENING TENANTS

Prospective tenants will be informed of requirements to rent your property prior to us scheduling a time for them to view it. If they meet the minimum requirements, usually three times the monthly rent in gross household income, excellent prior rental history and reasonably good credit, we will schedule a showing time that is convenient. We do show properties during the week and on weekends. We will contact you weekly with updates and results of the showings. If we are not receiving adequate inquiries or if applications are not being submitted for your property, we will discuss with you adjustments necessary to either price or the property to secure a tenant. Our application processing is extremely thorough. The foundation for successful rental property ownership starts with placing quality tenants from the very start. Once prospective tenants have filled out an application, we do an extensive background investigation that includes, credit report review, employment verification, rental history and verification as well as criminal background checks.

We have instant access to major credit reporting agencies, eviction research companies and county tax assessor rolls that allows us to cross reference owners that are listed on the applications as references. All of these systems ensure that the tenant documentation provided to us is truthful and accurate. Once we have performed these background checks and feel and applicant is acceptable for the property, we will contact you for final approval. LEASING THE PROPERTY

Once an applicant has been approved they are required to sign a lease and pay in certified funds a security deposit within 24 hours. Our lease is a comprehensive 6-page contract with additional addendums for lawn care, pets and mandatory disclosures as necessary. As most owners will agree we prefer securing tenants to a one-year lease unless there are circumstances that would make it a disadvantage for you the owner. Tenants must pay in addition to the deposit a first full month rent in certified funds prior to taking possession. If they are taking possession on a day other than the first of the month, their second month will be the prorated amount. Our contract will indicate that all future payments and contact must be made to you, the owner of the property.

MOVE-IN INSPECTION

Prior to a tenant taking possession, we will complete a move-in inspection. This includes digital photo documentation of the interior and exterior, as well as a detailed 2 page written documentation. The tenant must sign and agree to the condition of the property before keys will be presented to them. You as the owner will be provided copies of this documentation with your final accounting package.

FINAL ACCOUNTING AND OWNER TAKE OVER

Once the tenant has taken possession and all paperwork has been completed, a final accounting of monies will be provided to you. Your package will include funds from the collection of deposit and first months rent, copies of the tenants application, credit reports and background information, the executed lease and addendum, copies of bills paid on your behalf (i.e. advertising bill), and copies of the digital photographed move-in inspection. From this point forward, you assume all management duties, and a wonderful working relationship will need to be established between you and your new tenant.

*The fee for Leasing Only Services is a set rate of 50% of one months' rent.

Please be advised that the Leasing Only service is a one-time fee for the above services rendered. It does not include any of the following services, which are provided through our Full Service Property Management. If you feel you may be in need of additional services, there is a possibility we can include them for an additional one-time fee that is agreed upon prior to the commencement of our services.

Services not included:

  • Move out inspection and deposit return for the prior tenant
  • Scheduling and coordinating any property maintenance
  • Follow up notices served upon tenants
  • On going consultation regarding the tenants or tenancy of the rented unit

 

Maintenance coordination is frequently the most requested additional service on our part. We will be happy to assist you in the rehabilitation of your property after the prior tenant has vacated with a 10% coordination fee. All work scheduled and billed on your behalf through us, it will be paid out of the proceeds from the incoming tenant. All copies of bills paid will be provided to you with your final accounting.
